Who is paying your commission?

In the Canary Islands the commission is always paid by the seller. The commission is included in the listing price and is paid after a successful sale of the property. We provide an invoice for our services, which can be applied as a deductible expense when you submit your tax declaration.

Who is paying for photos, floor plans and other marketing?

All the professional photography, videos, 3D tours, floor plans, multilingual descriptions, as well as the online placement in 44 real estate portals and other marketing tools are fully covered by Asten Realty — there are no costs involved to the seller.

Exclusive vs. open mandate — give me 3 reasons why it is better for me?

First, it's maximum market exposure at zero cost to you. With an exclusive mandate, we invest in our Premium Marketing Package on your behalf — covering the full marketing and distribution of your property at our own expense. We direct-message your property to 29,000 clients we've accumulated during two decades in business. On top of that, our exclusive listings are shared with 900 collaborating agencies across Tenerife and beyond. Being your exclusive agent doesn't mean that we are the only agency that knows about your property — in the event of a partner sale, we will be happy to share our commission with them.

Second, it's the right buyer, every time. We rigorously qualify every prospective buyer before scheduling a visit. If we arrange a viewing, it's because your property is exactly what that buyer is looking for — no time wasters, no "just curious" visits. We apply the same standard when coordinating enquiries from partner agencies, so every interaction is meaningful.

Finally, when we work exclusively, our focus is entirely on you. We are not helping a buyer to get a good discount or a bargain price — we work for you. We protect your interests, and this is why exclusive mandates consistently lead to faster sales and stronger prices.

How long does it take to sell?

For correctly priced properties in locations with strong demand, 75% of our exclusive listings are sold within 60 days. We will share comparable timing data for your specific area and price range during the valuation.

Do I need to be in Tenerife to sell?

It's always advisable, but not necessary. With a notarised power of attorney, the entire process — including the deed signing at the notary — can be handled in your absence. We coordinate with notaries, banks, town halls, community management, the tax office and law firms.

What taxes do I pay when I sell?

As a seller you are responsible for two taxes: the municipal plusvalía — a local tax on the increase in the land's value during the time you've owned the property — and capital gains tax, applied to the profit made on the sale at a rate between 19% and 24% depending on your overall tax situation.

If you are a non-resident, 3% of the sale price is withheld directly at the notary signing as an advance payment against your capital gains tax liability. This amount is later offset against your final tax bill when it is settled with the tax authorities.

What documents do I need to start?

At minimum — your title deed (escritura) or a Nota Simple (property registry certificate), your latest IBI receipt, the last community statement, and your NIE/passport.

What does the buyer pay on top of the price?

All our prices include the agency commission — it is paid by the seller. On top of the price the buyer pays around €3,000 for the notary, property registry and gestoría fees, plus the purchase tax: 6.5% for a resale property, or 7% IGIC + 1% AJD for a newly built one.
